BEFORE: These views demonstrate the very segregated spaces within the home. The kitchen and dining rooms were closed off from the living spaces and even the living spaces did not connect to the rest of the other areas of the home, like a side covered porch and bonus room extensions. The home was large and beautiful but it was not living up to its potential and it was impeding both interactions between the household members and any natural flow of circulation.

AFTER: In this residence, we removed a pretty substantial bearing wall housing not only structure but lots of utilities. We creatively used columns and coffered ceilings to not only sophisticatedly define the space but redistribute those utilities and structure to allow for a seamlessly expanded the kitchen and butler’s pantry into the dining and living areas. The entry and living room were given a stunning facelift and we created even more connections into the underutilized areas of the home improving all the circulation drastically.

Warrington Transformation

BEFORE:  This beautiful, generously sized home had incredible bones—soaring ceilings, natural light, and elegant formal rooms—but many spaces were underutilized, enclosed, or disconnected from daily living. The original dining room, despite its height and windows, wasn’t being optimized, and the enclosed living room felt restricted for the clients. Circulation was narrow and segmented, with limited openings separating key rooms. Overall, the existing layout resulted in beautiful but inefficient spaces that didn’t support the family’s daily patterns.

AFTER: The redesigned main level reorganizes the home to better support everyday living while highlighting its architectural strengths. The former dining room became a dramatic new living room anchored by a stone fireplace wall, and the old kitchen area now serves as a mini bar with widened openings to improve flow. The kitchen and dining room were relocated to the opposite side of the house, creating an open-concept layout with enhanced natural light. A large feature barn door now leads to a dedicated kids’ lounge, adding both functionality and flexibility to the overall plan.

BEFORE: This basement was originally intended as an entertainment space, but the layout was fragmented into too many separate rooms, leaving much of the square footage underutilized. A large bar, pool table, and card-playing table overwhelmed one area, while the small family room felt cramped and disconnected. The former toy room had become obsolete, and the guest room was awkwardly shaped due to multiple HVAC closets. Compounding these issues, numerous posts, beams, and soffits further broke up the space, limiting both flow and functionality.

AFTER: By strategically reconfiguring the layout, we maximized usable space and integrated existing posts, beams, and soffits into a cohesive aesthetic. The basement was transformed into a functional and stylish suite of spaces, including a modern, expansive bar area, a dedicated game zone for the pool table, and a cozy lounge with a fireplace. A temperature-controlled wine room and ventilated cigar lounge add sophistication, while a separate kids’ media room provides a private retreat. Thoughtful detailing, elevated materials, and refined styling give the entire lower level a distinguished yet comfortable feel..

Flourtown Transformation

BEFORE: The existing two-story residence required significant updating to meet the clients’ goals, including modernizing the exterior, adding a second floor above the garage, and expanding the rear of the home to accommodate a larger kitchen. Inside, the layout was fragmented, with disconnected rooms and a cramped kitchen and dining area that limited both functionality and flow. The family room, though the most frequently used space, was isolated and undersized, underscoring the need for a more open and integrated main level.

AFTER: Phase 1 refreshed the home’s exterior with whitewashed brick, new siding, and sleek black windows, giving the facade a modern and cohesive look. Inside, a small rear addition expanded the kitchen and dining area, creating a more spacious and functional layout. Key spaces were reconfigured to introduce a new mudroom and laundry room, while the previously underutilized formal living room was transformed into a warm and inviting family room. The original family room now serves as a highly functional mudroom/laundry zone with new side and rear entries and a thoughtfully integrated dog wash and crate area. Phase 2 includes a second-floor addition for a new master suite above the garage and a redesigned entry portico.

BEFORE: The home’s main level was fragmented and inefficient. The family room was completely disconnected, requiring a walk around the house to access it, while the tiny kitchen was isolated from the rest of the living spaces. The laundry was centrally located, blocking the potential to combine rooms, and the dining room, positioned as a separate space, was rarely used. Overall, the layout created dark, segmented rooms with poor flow, limiting both functionality and daily living.

AFTER: By redesignating the space as a combined kitchen and dining area and removing the separating walls, we created an open-concept layout that allows natural light, views, and circulation to flow seamlessly throughout the home. The previously disconnected living room is now integrated into this central space, enhancing both functionality and family interaction. Additionally, the laundry and powder rooms were relocated to the front of the house, repurposing the underutilized formal dining room and creating a more cohesive and efficient layout overall..
